An advisor, not a salesperson

Thousands of people move to Florida every year, and thousands more get a real estate license here. A license isn’t skill — and enthusiasm isn’t advice. I built my practice on a different premise: you’re not a transaction, and my job is to protect you, sometimes even from the deal itself.

Ask me what’s wrong with a home and I’ll tell you — the roof age that will complicate your insurance, the HOA whose reserves don’t survive a close read, the flood zone that changes the real monthly cost. Tell me you’re not ready to buy for a year, and I’ll still pick up the phone. If a deal turns bad mid-transaction, I’ll tell you to walk away — even though I lose the commission when you do.

How I work

  • Drawbacks first. You’ll hear a home’s problems before its highlights — falling in love comes after the facts.
  • The local details are the deal. HOA budgets and reserve studies, wind and flood insurance, special assessments, roof and AC age — surfaced before you offer, not discovered at inspection.
  • No hand-offs. The person you hire is the person at the inspection and the closing.
  • No pressure, no clock. Buyers who feel rushed make expensive mistakes. If the right answer is “wait a season,” that’s the answer you’ll get.

Where I work

Southwest Florida — Naples, Bonita Springs, Estero, Fort Myers, Cape Coral, and Marco Island. With Compass, my clients get national-grade marketing and technology; from me, they get the local judgment that tells you which of two identical-looking communities is the one to buy in.

Start with the free quizzes, use the checklists, read the guides — none of it requires talking to me. When you want a human read on your specific situation, I’m here.

No pressure, ever

Call or write. You’ll get an honest read on your market, your home, or your move — even if the honest answer is “wait.”
